Nicely put. But I just wanted to add a note in regard to the Vancouver area. Most of what I have posted simply says common sense and an observational eye should be a given that the area has not settled down. There is little to work with from historical records to give us any true idea of what may be in store.

In this regard all I can do is simply convey a message to anyone in that general area to do their level best to prepare for any eventuality. That is the single most important message anyone could deliver.
